Plan License Terms

This is version 1.0.0 of the Plan License Terms, effective August 1, 2026.

National Barndos LLC, DBA American Barndos sells barndominium and post frame house plan sets. We sell design documents. We do not build homes, bid on construction, or contract with you to build anything. When you buy a plan, you are buying a license to use that design document under the terms below.

A plan purchase gives you a license, not ownership of the underlying design. The designer of record retains copyright in the plans. You get the right to use the plan set for construction purposes under the license type you select at checkout.

• Single Build License. You may use the plan set to construct one structure, at one address, one time. Building a second structure from the same plan set, at the same address or a different one, requires a second license.
• Unlimited Build License. You may use the plan set to construct more than one structure, subject to the specific terms stated on the product page at the time of purchase. This license is personal to the buyer and does not extend to a builder's other clients, a developer's other lots, or a third party who did not purchase the license.

• Use the plan set to obtain local permits.
• Hand the plan set to your builder, engineer, or permitting office for the purpose of building your one licensed structure.
• Request minor field modifications through a licensed local professional to meet site conditions or local code, at your own cost and your own risk.

• Resell, sublicense, rent, or give away the plan set or any part of it.
• Post, share, or upload the plan set, in whole or in part, to any website, forum, cloud folder, or social platform.
• Use the plan set as the basis for a second structure beyond your license type.
• Represent yourself as the designer of record or remove any copyright notice from the documents.
• Use the plan set to develop a plan for sale to others.

Violating these terms ends your license immediately and may expose you to claims under copyright law, described further in our Copyright Policy.

You may modify the plans only through a licensed architect or engineer in your state, at your expense. American Barndos is not the modifying party and does not review, approve, or warrant any modification made by a third party. Once a plan is modified, the modifying professional, not American Barndos, is responsible for the modified design and its compliance with local code.

Plan sets are delivered as digital files, typically PDF, and may include a CAD file where stated on the product page. Files are delivered by download link sent to the email used at checkout. We do not ship printed sets. You are responsible for printing or reproducing sets as needed for your permitting office and builder, within the scope of your license.

Because plan sets are digital documents delivered instantly upon purchase, all sales are final once the download link has been issued, except where required otherwise by law or stated in writing by American Barndos customer support. If a file is corrupted, incomplete, or does not match the product description, contact us and we will correct or replace it at no charge.

A plan set is a design document. It is not a construction contract, not a bid, not a price quote, and not a guarantee that the structure can be built for any particular cost, on any particular timeline, or on any particular lot. Local soil conditions, wind and snow loads, setback rules, floodplain status, utility access, and code requirements vary by jurisdiction and by site. You and your licensed local professionals are responsible for confirming that a plan can be built on your lot and for adapting it as needed to meet local requirements. American Barndos makes no warranty, express or implied, that any plan is buildable as drawn in your jurisdiction.

Your license lasts as long as you comply with these terms. We may terminate your license if you violate it, without refund. Sections addressing copyright, no warranty, and limitation of liability survive termination.
