Demanding

Demanding. The roof and the interior framing both take planning, but the 96 foot clear span needs engineered trusses set by a crane.

Plan on a general contractor or a very experienced crew for the shell. The rest is manageable.

About this plan

We built The Hourglass for families who want room to spread out without giving up the big gatherings. Two long wings are joined by an open great room, with a 50 by 25 foot deck tucked between them. Step through the double doors off the front porch and the back wall opens to the deck through a full run of glass. The kitchen has two islands, a scullery behind it, a walk in pantry and an 8 by 12 wine room, and the living room gets a fireplace wall. The primary suite owns the left wing with a 27 by 18 bedroom, a 14 by 21 bath and a walk in closet. Four more bedrooms fill the right wing; two have their own bath and closet. Add an office, a gym, a pet washroom, a mudroom, two laundry rooms, three garage bays and a 13 by 27 workshop. Good to know: at 105 feet wide it needs a wide lot, the deck is drawn uncovered, and the primary suite sits far from the other bedrooms.

Hourglass is drawn at a 96 foot clear span and 105 feet long, which puts 5,500 square feet of heated living beside 351 square feet of shop under the same roof line. The shop is treated as a real room here, not leftover space: 1 overhead door, 10 foot side walls, and a 8:12 pitch that keeps the ridge at 24 feet.

5 bedrooms and 4.5 baths sit on one level, with 3 garage bays.

What you buy here is the document set. It is not a home, not a bid, and not a price to build. Your cost depends on your county, your site, your finishes, and who swings the hammer.

Modify this plan

Most buyers change something. Move a wall, stretch the shop, flip the entry, swap the framing. Send us what you want and we come back with a written scope and a dated range before any drawing starts.

Changes to this plan are priced by tier and drawn by American Barndos. If what you want is closer to a custom design — a different footprint, a different span, something drawn around your site — the request goes to National Barndos, and starts with a one-hour design consultation, $497. The same form covers both; pick the scope that fits.
