Build difficulty

Straightforward

Straightforward. Single ridge and a simple roofline, but the shop doors and headers still need engineered headers sized by your supplier.

A small experienced crew can frame this. Slab, posts, and trusses are the whole structural story.

About this plan

Weathervane proves a small footprint can still live big. A covered porch runs the full 40 foot width of the house, and the kitchen opens right onto it. Inside, the kitchen, dining room and living room share one open space, with an island that seats two and an 8 by 6 walk in pantry tucked off the kitchen. The primary bedroom sits on its own side of the house with a walk in closet and a full bath with a tub. Bedroom 2 is across the great room with its own walk in closet and a full bath right next door, so guests get real privacy. Laundry and a mechanical room sit together in the back corner off the living room. Outside it is board and batten siding under a simple metal roof with a single ridge. Good to know: it is two bedrooms, there is no garage or shop, and the front door opens straight into the living room with no foyer.

The structure is post frame, so the load path is simple and the interior walls are mostly partitions. That matters when you want to move a wall later, and it matters when a framing crew prices the shell. 2 bedrooms and 2 baths sit on one level.

What you buy here is the document set. It is not a home, not a bid, and not a price to build. Your cost depends on your county, your site, your finishes, and who swings the hammer.

Modify this plan

Most buyers change something. Move a wall, stretch the shop, flip the entry, swap the framing. Send us what you want and we come back with a written scope and a dated range before any drawing starts.

Changes to this plan are priced by tier and drawn by American Barndos. If what you want is closer to a custom design — a different footprint, a different span, something drawn around your site — the request goes to National Barndos, and starts with a one-hour design consultation, $497. The same form covers both; pick the scope that fits.
