Build difficulty

Demanding

Demanding. A rectangular footprint, but the shop doors and headers still need engineered headers sized by your supplier.

Plan on a general contractor or a very experienced crew for the shell. The rest is manageable.

About this plan

Blazing Star packs three bedrooms and a wide open kitchen into a footprint that is easy on the budget and easy to build. A gabled front porch with cedar posts shelters the front door, and you step straight into a great room that runs the full depth of the house. The U shaped kitchen sits at the back with room for a full dining table and a bank of windows on the side wall. A 6 by 7 walk in pantry and a laundry room with its own sink sit right behind the kitchen. The primary suite takes the back corner with a 12 by 11 bedroom, a 9 by 6 walk in closet and a bath with a freestanding tub and a double vanity. Bedrooms 2 and 3 share a full hall bath. Outside it is board and batten siding under a metal roof, with the porch gable giving the front some character. Good to know: there is no foyer, the bedrooms are not split, and there is no garage or shop.

The structure is post frame, so the load path is simple and the interior walls are mostly partitions. That matters when you want to move a wall later, and it matters when a framing crew prices the shell. 3 bedrooms and 2 baths sit on one level.

What you buy here is the document set. It is not a home, not a bid, and not a price to build. Your cost depends on your county, your site, your finishes, and who swings the hammer.

Modify this plan

Most buyers change something. Move a wall, stretch the shop, flip the entry, swap the framing. Send us what you want and we come back with a written scope and a dated range before any drawing starts.

Changes to this plan are priced by tier and drawn by American Barndos. If what you want is closer to a custom design — a different footprint, a different span, something drawn around your site — the request goes to National Barndos, and starts with a one-hour design consultation, $497. The same form covers both; pick the scope that fits.
