Demanding

Demanding. The roof and the interior framing both take planning, but the 74 foot clear span needs engineered trusses set by a crane.

Plan on a general contractor or a very experienced crew for the shell. The rest is manageable.

About this plan

Anvil is a single story farmhouse barndominium for people who actually use their garage. A breezeway leads to a detached two car garage with a 22 by 11 workshop across the back, so the sawdust stays out of the house. Step in off the big front porch into a 19 by 17 living room, a dining room for a full table, and a kitchen with a four seat island and a walk-in pantry. The primary suite sits at the quiet end of the bedroom wing with a walk-in closet and private bath. Two more bedrooms share a full hall bath, and an 18 by 12 office gives you a real place to work. From the garage you land in a mudroom with a bench, next to the laundry and a powder room. Out back is a 39 by 20 foot deck. Outside: white board and batten, a dark standing seam roof and a timber pergola across the front. Good to know: the garage is detached, the bedrooms share one wing, and the drawings do not yet show a door to the deck, so we will settle that with you during design.

Anvil is drawn at a 74 foot clear span and 82 feet long, which puts 3,012 square feet of heated living beside 242 square feet of shop under the same roof line. The shop is treated as a real room here, not leftover space: 0 overhead doors, 10 foot side walls, and a 8:12 pitch that keeps the ridge at 20 feet.

The structure is post frame, so the load path is simple and the interior walls are mostly partitions. That matters when you want to move a wall later, and it matters when a framing crew prices the shell. 3 bedrooms and 2.5 baths sit on one level, with 2 garage bays.

What you buy here is the document set. It is not a home, not a bid, and not a price to build. Your cost depends on your county, your site, your finishes, and who swings the hammer.

Modify this plan

Most buyers change something. Move a wall, stretch the shop, flip the entry, swap the framing. Send us what you want and we come back with a written scope and a dated range before any drawing starts.

Changes to this plan are priced by tier and drawn by American Barndos. If what you want is closer to a custom design — a different footprint, a different span, something drawn around your site — the request goes to National Barndos, and starts with a one-hour design consultation, $497. The same form covers both; pick the scope that fits.
