Demanding

Demanding. The roof and the interior framing both take planning, but the shop doors and headers still need engineered headers sized by your supplier.

Plan on a general contractor or a very experienced crew for the shell. The rest is manageable.

About this plan

Rail Fence is the long, easy ranch we love for families who want room to spread out without ever climbing a stair. A 58 foot covered front porch runs most of the length of the house, and the double entry doors open straight into one big great room where the kitchen, dining and living spaces all share the same view. The cook gets a center island, a walk in pantry and a full scullery tucked behind the kitchen with its own range and sink, so the mess stays out of sight when company comes. The master suite has its own corner with a 10 by 14 walk in closet that connects to a private bath with a tub and double vanity, and the laundry room sits right next to it. Bedrooms 2 and 3 share a Jack and Jill bath with a double vanity. On the garage side you get a media room, a powder room, a mudroom and a small heated workshop, all tied into the attached two car garage. Outside it is classic barndo: white vertical siding, a dark standing seam roof and cedar porch posts. Good to know: there is no formal foyer, the bedrooms all line the back wall rather than a true split plan, and the workshop is a hobby room, not a full shop bay.

The structure is post frame, so the load path is simple and the interior walls are mostly partitions. That matters when you want to move a wall later, and it matters when a framing crew prices the shell. 3 bedrooms and 2.5 baths sit on one level, with 2 garage bays.

What you buy here is the document set. It is not a home, not a bid, and not a price to build. Your cost depends on your county, your site, your finishes, and who swings the hammer.

Modify this plan

Most buyers change something. Move a wall, stretch the shop, flip the entry, swap the framing. Send us what you want and we come back with a written scope and a dated range before any drawing starts.

Changes to this plan are priced by tier and drawn by American Barndos. If what you want is closer to a custom design — a different footprint, a different span, something drawn around your site — the request goes to National Barndos, and starts with a one-hour design consultation, $497. The same form covers both; pick the scope that fits.
